Assessing the Influence of Sustainable Features on Consumer Choices: A Study of Green Homes in the National Capital Region

Objective: This study aims to explore consumer preferences, awareness, and willingness to invest in green homes, examining the key factors influencing their decision-making in the National Capital Region (NCR), India.
Method: A stratified sampling technique was used to collect 213 valid responses from prospective homebuyers. Data was gathered through a Likert scale questionnaire and analyzed using PLS-SEM to identify the main factors affecting consumer preferences for green homes.
Results: The study identified five key factors driving demand for green homes: Environmental Awareness and Concerns (18.86%), Energy Efficiency and Cost Savings (15.38%), Health and Well-being (13.37%), Government Incentives and Certification Programs (11.87%), and Market Value and Resale Potential (10.87%). Path analysis showed that environmental awareness, energy efficiency, and health significantly influence consumer choices (β = 0.46, 0.39, 0.36; p < 0.001).
Conclusions: The findings suggest that consumers are increasingly prioritizing sustainability in their housing choices, influenced by environmental and health benefits. Real estate developers should highlight these features to align with the growing demand for sustainable living.
