Avaliação da Influência de Características Sustentáveis nas Escolhas dos Consumidores: Um Estudo sobre Casas Verdes na Região da Capital Nacional

Objetivo: Este estudo tem como objetivo explorar as preferências dos consumidores, sua conscientização e disposição para investir em casas verdes, examinando os principais fatores que influenciam a tomada de decisões na Região da Capital Nacional (NCR), Índia.
Método: A técnica de amostragem estratificada foi utilizada para coletar 213 respostas válidas de potenciais compradores de imóveis. Os dados foram coletados por meio de um questionário de escala Likert e analisados usando PLS-SEM para identificar os principais fatores que afetam as preferências dos consumidores por casas verdes.
Resultados: O estudo identificou cinco fatores principais que impulsionam a demanda por casas verdes: Conscientização Ambiental (18,86%), Eficiência Energética e Economia de Custos (15,38%), Saúde e Bem-estar (13,37%), Incentivos Governamentais e Programas de Certificação (11,87%) e Valor de Mercado e Potencial de Revenda (10,87%). A análise de trajetória mostrou que a conscientização ambiental, eficiência energética e saúde influenciam significativamente as escolhas dos consumidores (β = 0,46, 0,39, 0,36; p < 0,001).
Conclusões: Os resultados sugerem que os consumidores estão cada vez mais priorizando a sustentabilidade em suas escolhas de moradia, influenciados pelos benefícios ambientais e de saúde. Os desenvolvedores imobiliários devem destacar essas características para alinhar-se à crescente demanda por moradias sustentáveis.
